Grading, drainage & erosion control
Water where it shouldn't be, ruts where there used to be lawn, slopes washing into the road. We fix it with proper grading, swales and stabilization built for Maryland storms.
Bad drainage gets worse every storm. Water against the foundation means wet basements. Runoff across the yard cuts gullies. Washed-out slopes dump soil into ditches, streams and your neighbor's property.
We regrade to move water where it belongs, shape swales to carry it, and stabilize slopes and bare ground so the problem doesn't come back with the next downpour.
What's included
Signs you have a grading or drainage problem
- Water stands in the yard for days after rain
- Your basement or crawlspace gets wet in storms
- Runoff is cutting ruts or gullies across the property
- Soil and mulch wash onto driveways, walks or the road
- Slopes are bare, slumping or eroding
- Downspouts dump water right back toward the house
The arborist advantage
Why certified judgment matters here
Changing grade around trees is one of the fastest ways to kill them. Adding even a few inches of fill over roots can suffocate a mature tree. We plan drainage fixes around your trees, not through them.
Arborist consultations →What affects the price
Every property is different, so we price after we see it. These are the factors that move the number:
| Factor | Why it matters |
|---|---|
| Area & scope | A low spot versus an entire yard or slope. |
| Soil & fill needs | Importing fill or topsoil adds material cost. |
| Access | Tight backyards may need smaller equipment. |
| Stabilization | Matting, seed and mulch for bare ground. |

Grading, Drainage & Erosion Control FAQ
How do I know if I need grading or a drain?
Many problems are solved by regrading and swales alone. During the site walk we'll look at where water comes from and where it can go, and recommend the simplest fix that works.
Will grading damage my lawn?
Disturbed areas are rough at first. We finish with topsoil, seed and mulch or matting so it grows back.
Do drainage projects need permits?
Small residential fixes often don't, but larger disturbances can trigger Harford or Baltimore County sediment control requirements. We'll flag it during the estimate.
