"How much per acre?" is the most common question we get. The honest answer is that acreage is only one factor, and often not the biggest one. Here's what really drives the price of clearing land in Harford and Baltimore County.
1. What's growing there
An acre of waist-high briars and saplings might take a few hours. An acre of mature hardwoods with 20-inch trunks can take days. Density and tree size matter more than acreage alone.
2. What you want left behind
Mulching brush in place costs much less than cutting, stumping, root raking and hauling everything away. If you're building, you need the stumps and roots out. If you're opening up a pasture or trail, you probably don't. See mulching vs. traditional clearing.
3. Stumps and roots
Stump grinding, pulling and root raking are separate steps with their own time and equipment. The number and size of stumps has a big effect on the total.
4. Terrain and access
Steep slopes, rock, wet ground, narrow gates and long distances from the road all slow equipment down. Northern Harford County's rocky, hilly Piedmont ground often takes longer than flat lots near the Bay.
5. Trees you're keeping
Selective clearing takes more care and planning than clearing everything, but it preserves value. Protecting keeper trees is cheaper than replacing mature shade.
6. Debris handling
Mulching in place is the most economical. Chipping, hauling and disposal add cost. Some owners keep logs for firewood.
7. Permits and sediment control
Disturbing more than 5,000 square feet in Harford County triggers sediment control requirements for development. Silt fence, stabilization and plan requirements add cost when they apply.
